Scrutiny Review – Void Loss

Scrutiny Review – Void Loss

At Jigsaw, we work together with residents to shape our priorities through an active consultation process via our Jigsaw Rewards scrutiny panel.

Our final scrutiny panel took place on 14 December 2022 with residents from across the Group to discuss Income – Key risk – Money lost through properties undergoing void works.

Residents finalised their recommendations and the report is now available here>>

  • Align to Housemark’s definition of major and routine void, if there are plans to meet industry benchmarks in the future
  • Regular management review of major voids or voids ‘at risk’ of becoming major to ensure sufficient progress is being made and/or to decide on further intervention
  • Additional scrutiny to identify any areas of underperformance and/or delay which may contribute to void loss will be given further analysis by the individual department.
  • Rectify technical issue which causes some tenancy end reasons to default as ‘new void’
  • Further investigation required and reminders to relevant staff to ensure accurate reasons for tenancy ending are recorded where possible
  • New Home Checklist to be implemented to ensure standards are signed off by customers, to minimise follow up repairs and clarify responsibilities
  • Review purpose and use of RightMove to assess if it remains the best option for advertising Jigsaw Direct properties and if other options available
  • Review criteria of properties advertised on RightMove in Policy review

This report will be presented to our board members who will review and approve the recommendations. The board will follow the progress to ensure the actions are completed.

Scrutiny and Jigsaw Rewards have given our residents a genuine opportunity to have their say, as part of our work to help regenerate neighbourhoods and provide opportunities for our communities to thrive.
